Home Moving Trends Survey 2013

As part of our ongoing commitment to improving our service we would be very grateful if you will provide us with some valuable feedback. 

This national survey is looking at the standards and service that homeowners expect and asks about your choices and experiences when putting your property on the market and which aspects of our service you value most.

The Home Moving Trends survey is being managed by a third-party meaning that your answers are completely confidential and we will not see any individual responses. Your details will not be stored on any database after the survey has closed and will not be sold or given to any third party.

Are you clear on the new ‘Help to Buy’ scheme?

Figures released in the last week of October showed 15,410 reservations had been made in the first six months following the  launch of Help to Buy. This compares favourably with schemes like New Buy which attracted far fewer sign-ups.

Thinking of buying to let?

With the rental property market looking strong and activity on the rise, investors are becoming more confident in a steady price growth and now could be a good time to make your first steps on the 'buy to let' property ladder.

A bit of homework to assess potential rental yields in your area is a good place to start.

Maryam Bham, Lettings Manager at Hunters in Leeds said:

"Supply is at an all-time low as the demanding tenant market grows. The average length of time on the market from 'To Let' to 'Let' is very short which is good news for investors. Our average rents are higher than the national average; yields are better in some locations than others – for advice speak to the Lettings experts at your local Hunters branch."

Hunters launches into the South West

As the Hunters network continues to expand, we are pleased to open in Exeter this month.

The branch is under the ownership of Anthony Thomas who set up his own independent agency three years ago, trading as Dennis James Estate Agents. From speaking to Anthony on the reasons he chose to join the Hunters network, Anthony explained:

“I have been trading as Dennis James for three years and have grown my market share year on year over this period of time. The business was moving in the right direction but I felt I needed to offer the customers more than just the lettings service I was operating and needed to expand into sales. Hunters are a great fit for me as they share a similar view on customer service and their general ethics for business. Their technology and marketing is ground breaking, this is something I simply cannot wait to introduce to the house buyers and sellers of Exeter, it is a very exciting time for my business”.

Don’t miss our next auction

We had a great entry in our September auction. 25 The Paddock had been on the market for a period of time with our Hunters branch in York.  On the off chance, our auctions team were speaking with a valuer when the vendor for the property walked in to the office.

The auctions team explained about the auction process and signed the vendor up to sell the property in our September auction. The property was in need of modernisation so our targeted marketing to 6,000 investors and developers was the best way to attract a buyer.

We marketed the property in auction at &120,000 - &130,000 and received phenomenal interest with at least 20 people at every viewing. At the auction a price of &166,000 was achieved from a successful bidder, giving the sellers an increased profit of &46,000 on the bottom end of their auction guide price, a fantastic result with a guaranteed completion in 28 days.

Any property requiring modernisation that is at a standstill on the residential market will do well at auction with the right guide price. If a property fits this criteria, the proactive approach offered through Hunters Auctions can offer a very viable alternative to a price reduction and staying on the open market.
