A look at the market in London's Marylebone

This months, ‘A look at the market in…’ has taken us to London to look at how the market is fairing for our inner city branch of Marylebone.

Hunters Marylebone’s franchise partner, Matthew Fine comments:

“October has come and gone and autumn is now setting in. We had a record month for lettings and agreed a number of sales that should hopefully complete before the Christmas break.

Pricing has been key to agreeing sales this month. Clients with high expectations are still waiting to get their magical price and are noticing fewer viewings and even fewer offers as buyers have become more knowledgeable about market conditions, and are not biting at the higher valued properties.

A number of house price predictors have noticed a slight softening to the market and we are noticing our competitors reducing asking prices regularly; if only the sellers had not been deceived by their agents in pricing then they would have been under offer by now!

There are still many buyers around; a lot are looking for 2 and 3 bedroom apartments with Marylebone and Fitzrovia being the popular areas at the moment. The areas around the new Fitzroy Square development are buzzing during the day and have a great social scene in the evenings with plenty of restaurants and bars. We have just agreed a sale of a three bedroom apartment in Fitzrovia, the buyers were so keen they put down a &10,000 deposit and want to exchange in two weeks!

The rental market has softened from its summer high but there are still plenty of corporate tenants about looking for that special 1 or 2 bedroom apartment. If you are thinking of letting now would be a good time to discuss it with our dedicated lettings team.”

Online Estate Agents

A topic which is being increasingly talked about is the rise of online estate agents and what this means for the traditional high street agent.

Online agents offer an estate agent service solely on the internet with their main motivating factor being the cut of their fees in comparison to the traditional high street agent. A poll from EstatesDirect.com found that 4 in 10 Brits believe they could sell their property better than an estate agent, due to the vast knowledge of their area and property.

Although online agents offer a lower fee, this has not stopped the rise of the traditional high street agent. With Rightmove and Zoopla being the two most visited sites for buying, selling, letting and renting and finding an estate agent, the traditional agents are still proving to be the most popular choice when visiting online property portals.

Both Rightmove and Zoopla will only list registered estate agents on their property portal. Rightmove in September alone had 1.28 billion page views proving why it is the number one property portal. Most people that search online will look at Rightmove and Zoopla first before looking at another portal meaning that the traditional estate agent gets looked at before anything else.

Martin Robinson, Sales Director of Hunters Estate Agent, comments on why he believes a traditional agent is still the most favourable choice:

“Let’s be clear on one thing here, property portals do not sell properties and certainly do not get the best prices for them, good estate agents do. Property portals are one of many tools a good estate agent uses to get potential buyers who are not already registered with them, and enables them to call and enquire about a property they have for sale.

The good, knowledgeable, well trained agent asks the buyer questions to understand all their property, social and life style needs. They then match those needs with the properties they already have listed and will encourage the buyer to view the property. They then accompany the buyer around the property constantly listening to their needs and extoling the virtues of the property and the area to the buyer with enthusiasm and professional knowledge. In order to secure an offer and achieving the best price for their client, this process is essential”.

So when it comes to buying, selling, letting and renting, choose an established agent with proven track record and expert local and market knowledge.

Since 2007 the private rented sector has grown from 14% to 18% of households according to a recent report by Intermediary Mortgage Lenders Association (IMLA). Property is still an excellent investment and currently rental yields are reaching 6% plus in many areas - making it a prime time for people to invest in the buy to let market.

Many families putting down roots in their rented homes.

One of the largest-ever surveys of British homeowners and tenants suggests that more than a third of those currently in the private rented sector believe they will carry on to rent for the rest of their lives.

Although 15% say they are saving for a deposit with plans to buy a home in the future, the research reveals that this can often be a long-term goal with 41% of these savers saying they have lived in rented accommodation for more than five years.

Even though a high percentage of those renting are saving for deposits, a lot are very happy with being in rented accommodation with nearly a quarter, 22%, saying they are renting because the house has become their family home for the long term. One in 12 say they chose to rent because the house is in a good area to raise a family.
