Rare country estate to be auctioned with Hunters

A rare country estate, with a stunning Grade II Listed Queen Anne house, all set in over 17 acres of land, is to be put up for auction next month at a guide price of &1m-&1.2m.

Newsham Grange in South Otterington near Northallerton in North Yorkshire, has been run as a successful livery for many years, but also has further income potential for letting a cottage and a barn conversion, which come with the estate.

The property has excellent equestrian facilities, including all-weather arena, extensive stabling and paddocks. The property boasts nine acres and a further eight acres of paddocks.

Newsham Grange is set in the beautiful open countryside of ‘God’s own country’, one mile from South Otterington and three miles from Northallerton, with views of the Hambleton Hills. The main line train station is located less than three miles away, making Kings Cross under two hours away. York is just 32 miles drive and Harrogate 20 miles.

Hunters join forces in The West Midlands

Hunters Property Group, the 105-branch national estate and lettings agents has today announced a merger with Hunters Group Limited, based in the West Midlands.

The two businesses will combine to become one of the top brands across the UK, conducting around 10,000 sales and lettings transactions annually. Both businesses were established over 20 years ago amidst the early 1990’s recession but have thrived and become leaders in their respective markets.

Kevin Hollinrake, Managing Director and co-founder of Hunters Property Group and John Ozwell, founder and Chairman of Hunters Group Limited released a joint statement on the news: “We are delighted to be able to unify the Hunters name under a single business. We have been friends and admirers of each other’s businesses for many years and are very excited about the potential that Hunters has to become a huge brand in estate agency across the UK”.

900,000 landlords face buy-to-let tax review

There is around 1.4million landlords in the UK, out of these only around 500,000 have registered with HM Revenue and customs. As many as 900,000 owners of rental property could be probed by the taxman over claims that they have not declared profits they have made.

The banks have been warned they face tough scrutiny over the landlord loans they dish out, this could result in limited loans being granted.

Accountancy firms have reported that landlords are being targeted. It is thought many have failed to pay the correct tax and owe the Government around &550million a year.

Landlords must make sure they follow the correct procedure when it comes to buy-to-let schemes to avoid any tax issues and facing any legal action against them.

HMRC have created an online training package for landlords which aims to help new and existing landlords to meet their tax obligations. It also includes information around key dates, allowable expenses and a little about Capital Gains. Hunters lettings department has been following the developments and fully support the need for clarity and transparency regarding landlord taxes. We believe we are the first agency to have full information and links to the HMRC resources on our website.

Hunters Summer Auction

Hunters had another successful auction on the 30th of July at York Racecourse, bringing in a good crowd and selling yet more properties on or above their guide price.

The most popular property in the auction was 4 Petersway off Bootham in York. This property had been left in the middle of a full renovation, there were no stairs and very few remaining walls and floors. After a large number of viewings we expected the property to sell and it did, for &280,000, which was &20,000 above the guide price.

Congratulations to Hunters Managing Director

We congratulate our Managing Director Kevin Hollinrake who this month has been selected as a parliamentary candidate for Thirsk and Malton. He will stand at the next general election scheduled for May 2015.

This has been a life-long ambition for Kevin and it is inspirational that he has followed his dream!

As far as Hunters is concerned Kevin will continue to work at board level maximising our opportunities strategically and developing our business.

A look at the market in…Narborough and Stoneygate

Hunters Narborough and Stoneygate’s Franchise Partner Gerri Moore talks about how the market is fairing in her area this summer:

“In our Leicester branches we expected the warm weather and start of the summer holidays at the beginning of July would slow down the sales market; however we could not have been more wrong. There has been an increase in the properties that have come to market. Vendors are achieving good prices and in a number of cases we have gone to best and final offers achieving well over the marketing price.”

“With sales improving all the time there was anticipation that the lettings department would see a slump in activity. This has not been the case with many of our properties having applicants fighting for the tenancy and some renting over the original rental price.”
