Mortgage Market Review – common sense changes to borrowing

"The Mortgage Market Review came into force on 26th April 2014 with the clear aim of eliminating risky lending (and borrowing). A massive hoo-hah as usual but the principal changes are reasonable and are simply meant to ensure that:

• Borrowers can afford to repay their loan
• Borrowers must provide evidence of income to support their loan
• Borrowers generally will need to be advised on what they should borrow rather than simply borrow what they want
• Lenders are now fully responsible for assessing that the borrower can afford their loan, including a stress test that assesses the impact on the borrower’s ability to pay should interest rates rise, and looking more deeply into the borrowers lifestyle spending habits (socialising, gambling, spending on personal care) to ensure that they have taken all expenditure into account

So basically, mortgage advisers must be professional experts in their field and help to ensure that the borrower is not over-extending themselves – all pretty sensible really, so that's good then."

A look at the market in…Blackpool and Manchester

This month we take a look at how the housing market is doing in the North West.

Branch Manager of Hunters Blackpool, Gareth Welsh reports a positive start to 2014, saying,
“We're definitely seeing an improvement in the market. In March alone we had our best sales month since 2007. The market is buoyant. We have been receiving many more enquiries, however, here in Blackpool the 'price rise' is very much below the national average but it is picking up steadily.”

Lettings Negotiator and Property Valuer, Emily Roy at Hunters Manchester also gives us an insight, saying ‘We are seeing a lot of repossessions coming onto the market, which is great for those first timers who want a bargain and for investors who want a quick turnaround for maximum profit. We are hoping to see a continued, steady growth in property prices, hopefully not too fast or it will cut out a significant amount of people only looking to purchase at the lower end of the market!”

Spring reflections

It's time to leave the dreary winter months behind and reflect the lighter nights in your home with a light airy feel. Start with a spring clean and a good de-clutter, this on its own will revive your living space. You may then want to update the décor to rejuvenate some of your rooms.

Try painting a room (or even just a couple of walls) in your favourite pastel colour and compliment with soft furnishings and floral patterns. Or how about a white washed floor or ceiling to brighten up your Kitchen? Finish off by adding in some colourful pieces of crockery.
Let nature in with a few key pieces of wooden furniture or cover old furniture with natural coloured fabrics to reflect the changing season outside. Mirrors and transparent surfaces such as glass topped tables will help reflect the natural sun light in to darker areas of your home.

SAFEagent Awareness Week 12 - 18 May 2014

Landlords and tenants are being reminded of the importance of choosing letting agents who subscribe to Client Money Protection (CMP) schemes.

Now in its third year SAFEagent Awareness Week will take place from May 12 – 18 and will be supported by a raft of regional and national initiatives to drive awareness of the importance of choosing a letting agent that offers financial protection. If a letting agent subscribes to a CMP scheme this means that if it closes or an agent misappropriates client funds, landlords’ and tenants’ monies will be safeguarded. SAFEagent members display easily identifiable logos at their premises.

The majority of Hunters branches are signed up to the SAFEagent campaign. Glynis Frew Director of Hunters Lettings for Hunters Property Group, said: “We’re proud to be part of the SAFEagent campaign and protection of our clients money is paramount.

“There are still far too many stories in the media about rogue letting agents therefore campaigns such as SAFEagent Awareness Week are really important to highlight how landlords and tenants can protect their money.”

John Midgley, chair of the SAFEagent steering group, said: “SAFEagent Awareness Week is the ideal opportunity to remind landlords and tenants of the importance of identifying agents who offer financial protection and the campaign has made giant strides in doing so since its launch in 2011."

“There are still far too many letting agents who do not belong to a recognised body or scheme and it’s important to remind people to do everything they can to ensure their money is sufficiently protected."

“Letting agents who sign up to become a SAFEagent are also reassuring consumers that they subscribe to a defined code of practice and are members of recognised professional bodies or accreditation schemes.”

There are now around 3,000 SAFEagent offices nationwide, demonstrating their commitment to protecting landlords’ and tenants’ finances through CMP schemes.  SAFEagents are easily recognisable through the SAFEagent logo and mark which is clearly displayed and marketed by those agents in the scheme.

Hunters widens its reach in the North East

Rental market is thriving according to recent English Housing Survey

The recently released English Housing Survey reveals the number of people living within the private rented sector has almost doubled since the early 2000s. The private rented sector that was once seen as a last resort is a thriving market that’s an increasingly popular choice for people across the UK. The industry is growing, and will continue to do so.

The flexibility of renting a home means tenants are able to move into a new home within weeks. It’s an alternative housing solution for a range of people and it’s increasingly the preferred choice of many. There’s certainly been a shift in the demographic, expectations and lifestyle of tenants within the private rented sector.

Although the monthly figures show relatively little movement during the past three months, the latest HomeLet Rental Index’s quarterly and annual figures show rents within the private rented sector are growing at a much higher rate in the north than the south. Although rents are higher, it appears people are being drawn to the capital to take advantage of its job opportunities and lifestyle. Tenants in the south – particularly in the capital – are paying 10% more of their disposable income on rent than they were five years ago.

Key headlines, March 2014:
• The average cost of renting a home in the UK increased by 0.8% during March to &824 per month
• This is 6.5% higher than last year, and the largest annual increase since March 2011
• Although Greater London saw a 0.2% monthly decrease in average rents, the average cost of renting a home in the capital is 7.3% higher than the same time last year
• The average amount a tenant earns in the UK increased by 6.2% during the past 12 months to &29,000
