Time to get moving

In Middlesbrough we have a ‘local expert’ looking after specific locations, ensuring our clients are looked after from valuation to completion.

With the property market on the up and a little bit of the Hunters magic, here are just a few of our recent success stories.

The first is regarding a property we sold in Hemlington. The house came onto the market late September and we had a viewing lined up for 2 days later with first time buyers. The next day, we had agreed a sale for 98% of the asking price. The sale went through very smoothly and completed not long after, ready for the young couple to enjoy Christmas in their beautiful new home.

Just recently we received an instruction to sell a property on behalf of a corporate client, given to the Middlesbrough office in conjunction with another estate agent. We received the instruction on the Friday and our Personal Agent (working in the specific area) had the board erected the same day and photographs arranged to be taken at the vendor’s earliest convenience on the Monday. Over the weekend, the agent called around their ‘hot buyers’ and arranged a viewing for the Monday to tie in with the photograph appointment. By close of business that day, the agent had received a cash offer of the full asking price for the property, with solicitors instructed and exchange projected by the end of January.
All of this before the other agent had been in touch to arrange an appointment to take photographs, or have the board erected. We call it the Hunters difference!

Student lettings are booming

We had tremendous success in 2013, which has resulted in us doubling the amount of student properties we now have available for September 2014! Our properties range from 2 bedrooms to 10 bedrooms and we are fast becoming one of the major student accommodation offices in Middlesbrough. We continue to steadily attract new landlords for residential lets, too – an increase of 30% over the last year!

Stockton-on-Tees is re-born and Guisborough makes a great start

The community are joining forces in Stockton-On-Tees to help make improvements to the area. It’s an exciting time for the town as it prepares for the completion of the redevelopment of the High Street. An investment running into millions, we’re set to see parking facilities return to the High Street, street theatre, green spaces and even a water feature. We’re also expected to see a reduction in the number of un-occupied units as they are taken over by independent traders.

In the new-look town, there are a variety of places to enjoy a coffee and a chat, whilst The Arc presents a whole host of acts, cinema and workshops which are sure to catch the eye of any age group! The demolition of Lyndsey House now opens up a clear view of the Infinity Bridge and offers access to riverside walks, the Tees Barrage and a water sports centre. With all that the town has to offer, what more could you want?

Hunters also expanded into Guisborough and surrounding areas last year and enjoyed a fantastic 2013. Viewings converting to offers are high and our register of buyers is rapidly increasing. Properties of all shapes, sizes and prices are selling and we’re anticipating a very busy 2014!
