From the 1st October 2015 new legislation is coming into force whereby landlords must provide all residential properties with a fitted smoke detector on each storey and also fit a carbon monoxide alarm in rooms with gas appliances and/or a solid flue. Landlords must ensure all safety alarms are tested at the start of a new tenancy granted after this date and failure to do so could result in fines of up to &5000.00. Although these new regulations do not apply to any existing periodic tenancies it would be best practice to install them as soon as possible.
