Hunters hit the headlines BIG time with a SMALL story earlier this month. The sale of a flat no larger than a full sized snooker table had London and the media talking – was this the smallest flat in London ever? It would appear so. London press, national broad sheets, BBC Radio and TV, ITV and CNN all wanted a glimpse of the story and staff at Hunters Baker Street branch were rushed off their feet.

The one room studio apartment on the 8th floor of Prince’s Court, directly opposite Harrods in Knightsbridge, spans only 3.15m x 2.54m (10’4 x 8’4) in dimension and contains just enough room for a bed (single and preferably wall mounted!), kitchenette, shower and WC.

A Princes Court porter has worked in the building for 25 years and maintains that this particular Pied-a-Terre is just that little bit tinier than the rest of the apartments in this sought-after residence on the Brompton Road.

Matthew Fine, Director of the Baker Street branch, has never marketed a property so small, “I can stand in the middle of the room and touch the walls! This is, however, a great little buy in a premium location".

After a week of media frenzy, Hunters received over 140 requests for details, carried out over 40 viewings and had in excess of 7 offers on the table. The property sold (subject to contract), for more than double the asking price. Disappointed bidders may get another bite of the cherry as Hunters has taken on an instruction for a flat on the 10th floor of the same building. This one is surely a penthouse – measuring a few feet bigger than the snooker sized pad two floors below!
